
UAE, June 13, 2025 – Sharjah’s latest rental law, effective since September 2024, brings relief to landlords by confirming they are not responsible for tenants’ fines or fees. Dr. Mansour bin Nassar, Head of Sharjah’s Legal Department, stated that Article 10 of the law protects landlords from penalties caused by tenants unless the rental contract specifies otherwise.
Rooted in Islamic values and fairness, the law ensures “no one pays for another’s mistake.” Dr. bin Nassar urged Sharjah Municipality and utility authorities to follow this rule strictly. Tenants or landlords facing disputes can reach out to the Sharjah Government’s Legal Department for clarity.
Introduced by His Highness Sheikh Dr. Sultan bin Mohammed Al Qasimi, the law requires landlords to certify lease agreements within 15 days or face fines. Tenants can approach a judge if landlords fail to comply. The law also locks rents for three years on new leases and allows tenants to end contracts early in special cases, with compensation starting at 30% of remaining rent.
This law strengthens Sharjah’s rental market, which saw Dh4 billion in property deals in October 2024, fostering fairness and transparency for both landlords and tenants.
